3 Tips For First Time Homebuyers

August 16, 2020 by Annie

Buying your first home is a huge life choice that you shouldn’t take lightly. Since buying a home can be one of the biggest financial commitments that you make in your life, it’s important that you do all of the research that you can before going through with it.

By following critical pointers during the home buying process, you can avoid some of the most common mistakes that people make period here are some of the best pointers for first-time homebuyers.

Figure Out Your Budget

Before you start wasting your time looking at homes that are beyond your price range, it’s important that you create a realistic budget for yourself. Decide how much you can afford and only look at properties that are within that range.

Don’t make the mistake of looking at houses that are way beyond your means, and getting attached. By only viewing houses that fit with your salary, you’ll be sure to make the best possible decision.

If you’re not sure what your budget is, take a look at what your monthly salary is combined with your partner’s. Your monthly housing payment should be around 25% of that, not including taxes and insurance. This formula is the simplest method to find a ballpark number of what your budget allows.

Put Aside Money For a Down Payment

Although it’s rare for people to be able to pay for a home with entirely cash, it does happen. However, most people have to rely on a mortgage. Your mortgage will need to be paid back with interest attached. You get the best possible deal on a mortgage, depending on several factors.

One of the biggest factors is how much of a down payment you can afford. The bigger your down payment, the better of a mortgage you’ll be offered.

If you don’t have much of a down payment, but you’re ready to start looking for a house to buy, it’s a good idea to wait until a later time. Save up your money for a down payment first, then start shopping around for homes.

Use a Realtor

You may have friends who have bought a house without the help of realtor since the Realtors require paying a commission, a lot of people want to avoid this route. However, if you are a first-time homebuyer, it’s important that you have an experienced professional alongside you to help guide you through the process.

A real estate agent will not only offer practical tips, but they’ll also have contacts for appraisers, loan officers, um anything else that you need throughout the process. It’s a good idea to ask around with friends and family the recommendations on a realtor who would be a good fit for you.

About Me

Hi! I'm Annie and I have 3 kids (all in their teens - yikes!). My mommy blog isn't all about lunches and DIY - it's also about humour. Like how my kids make fun of my texts as if I don't know how to use emojis (I DO!). Now that I have a bit more time - since my kids don't want to hang out with me (teenagers), I have taken up blogging.
