Does a kitchen renovation sell a house?

This is not as straightforward a question as it may seem. There are many variables involved in selling your home and these can be affected by the state of your current kitchen.

The first step anyone should take when looking to sell a house is to de-clutter, you want to create a feeling of space; no matter how small the property may actually be.

You’ll then need to take a step back and look at your home through the eyes of someone seeing it for the first time. Where you see memories others may see a tired home in need of renovating.

If your kitchen hasn’t been updated in several years or longer then there is a good chance that the selling price of your home can be improved by renovating it.

Don’t forget, to many the kitchen is the heart of the home; they need to be able to see it in all its glory. These tips will help to ensure that your kitchen remodel helps to sell your house and increases the price by more than what you’ve spent out.

Go Professional

Stage one involves removing everything from your kitchen to create a blank canvas. You then need to list someone skilled in commercial joinery. They will be able to make custom fit cabinets for your kitchen.

There is no doubt that these will cost more than your average pre-constructed store purchased ones. But, with a commercial joiner there will be a far superior product and finish; this will be obvious and will inspire potential buyers.

All you have to do is choose the best layout for the kitchen, not the one you want the most. The triangle approach can help.

The Walls

There are two elements to the walls; the painted surface and the back splash. Both are important as they are likely to draw your buyer’s eye first.

Repainting the walls in a neutral, pastel color will make the kitchen appeal to more people. You should also replace the back splash and use it to bring all the colors together.

It will transform the kitchen space.

Check Your Floor

The floor in any kitchen gets a large amount of wear. You need to lift it up and replace it.

Vinyl flooring is one of the cheapest options but it looks like real wood and creates a modern feel to your kitchen. This is probably the best option if you are looking to sell.

Lighting

People need to feel that your kitchen is spacious and airy. The best way you can do this is to flood it with light. If the windows aren’t letting enough light in then you can consider adding a new window but this is probably an expense you won’t recoup.

Instead replace the light fittings and use mirrors to bounce light round the room. You’ll be amazed at how much difference it can make.

A good looking kitchen is important for 80% of home buyers. But, you mustn’t overspend when doing it. You need to focus on quality for a minimal outlay. This will give you a remodeled kitchen that will help sell your home and allow you to get your money back.
